Is It True? The Holidays Are a Good Time to Sell Your Home?

It seems holiday decorating can go one of two ways. It’s either the most wonderful time of the year filled with making memories and unwrapping each Christmas ornament and greeting it like an old friend or it’s a stressful nightmare that you dread because it’s such an overwhelming task. Consider this before you start climbing the stairs of the attic to bring down the countless dusty boxes and containers filled with holiday cheer. November and December can be the most ideal time for you to sell your home. It may seem like a terrible idea, but it certainly has its benefits.

1. FINANCIAL: End of the year decisions often surround job opportunities and advancements. Plenty of people choose to start the new year in a new job. In addition, employers often announce promotions and even transfers during this time of the year. This provides ideal opportunities for potential buyers who are being transferred and looking for that end-of-the-year tax break.

2. INVENTORY: The real estate theme for 2020 has certainly been “low inventory” but when you consider that most people would rather spend the holidays in their home than have it on the market that means even lower inventory! And lower inventory means you may have the opportunity to increase the sale price of your home.

3. BUYERS AND NOT “LOOKY-LOUS”: In the real estate industry, we refer to anyone who isn’t serious about buying a home just yet but wants to see what’s out there (or even just visit model homes for design ideas) “Looky-Lous.” During the holiday months, the number of Looky-Lous drops significantly and sellers have an opportunity to deal with more serious buyers. If they’re spending their weekends looking for a home to buy and not checking off items on their Christmas list you know they’re serious.

4. EMOTIONAL CONNECTION: We all know that a home has to feel right to a buyer. That means when they walk into a home they have to be able to envision themselves sitting in front of the fireplace or looking out the windows to watch their children play in the backyard. The holidays provide an exceptional opportunity to create that emotional connection for a buyer. Whether it’s the perfectly decorated Christmas tree, a special place for the Menorah or a mantle that will make them swoon with the idea of hanging their own Christmas stockings on it, the opportunities are endless. (Just don’t over do it with the decorations and make the house feel cluttered.
