It is often said that April/May is the best time to list your home for sale because families are looking to move during the summer when school is out. This is true in many ways, however what about those families without children at home, specifically retirees?
People are finding the winter market is a great time to list their home for snowbird buyers looking to escape the cooling weather up north and settle in Florida ahead of winter. By 2025, 1 in 5 Americans will be elderly and Florida remains the #1 destination for these older buyers looking to reestablish a home in a warmer climate.
But Florida also attracts younger childless workers looking for a hot job market and even hotter weather. These buyers are also not constrained to late spring and summer to move and will likely look to buy in cooler months to avoid the busy season.
Here are three reasons to list your home NOW:
- There’s far less competition for buyers in cooler months. As I mentioned, most people are under the impression that they should wait until spring to list since families generally move in the summer. This means you’ll see a slew of new listings in April, May and June—making your competition a lot tougher.
- Cooler weather makes moving much easier. Just like your buyer, you will also have to make a move once you sell. Packing, moving and unpacking in Florida is much easier in the cooler fall weather than the boiling hot summer weather!
- Moving costs tend to be lower in the winter. Once you sell, you will likely find it easier and cheaper to find a moving company. Why? Just like real estate, summer is their busy season as well and winter tends to be slower.
Listing your home during snowbird season can be a smart move whether you live in a 55+ active adult community like World Golf Village’s Laterra Links or the Cascades, or you live in a traditional neighborhood anywhere in Northeast Florida!
